When is underpinning necessary or required?

What is underpinning?

Underpinning is the solution for subsidence. It means, a solid foundation which is installed below the ground level to provide support/strengthen the house or a building. It is also used to repair faulty foundations. Underpinning can be performed in case if you want to add additional stories to your existing structure or when the foundation of the house or building has been damaged. It is installation of support in the existing foundation or structure of the house to provide more depth and increasing the bearing capacity.

A building needs underpinning its foundation when cracks are wider than ¼ inch and there are some signs of a faulty foundation, especially diagonal cracks. Foundation failures could also be considered as heaved foundations, cracked or buckled walls and cracked concrete floors.

What is underpinning a foundation?

The process of underpinning involves digging underneath existing footings in order to determine how much damage has been caused to the foundation. The concern that is causing the damage is then identified and, new concrete is placed under and/or around the existing foundation in order to alleviate and stabilize the soil, this helps in supporting the original foundation, and making sure the walls and floors return to the original level before there was any kind of problem in the foundation. The excavation underneath the existing foundation will be done to a level where the moisture levels are consistent in the soil, so that there are no further problems (consistent moisture levels is important as most foundation problems occur when the soil becomes moist and dries out too often, or to a serious degree). A soil test will be conducted in order to make sure the moisture in the soil is good enough to make the floor stable.
