Did you spot the following signs and identified your house may need Underpinning AND/OR Restumping?

The most obvious signs you look for is cracks in the walls. The main reason for underpinning is subsidence. The evidence of subsidence needs much attention to spot it.
Sometime small cracks are formed due to newly plastered walls which is common or minor cracks are formed in old buildings these cracks are not of any worry.
On the other hand, substantial cracks in a wall, especially on the outside, are danger signs. They’re most likely to be around the door or window frames, which may also have pulled away from the surrounding walls
Doors are likely to stick, and in extreme cases the building could be visibly leaning to one side. Did you notice the floor of the house is uneven?

What Is Subsidence and what causes subsidence?
The gradual caving in or sinking of an area of land. Subsidence is most serious problem and can affect the property and can spell bad news for home owners. In simple terms, put it in this way, a house that's subsiding is sinking into the ground. It can be caused if the house is built on clay or soil which is not good for building houses. The soil of the house changes due to rainy weather conditions followed by extreme heat or dry weather and different other factors like leaking drains or tree roots sucking the moisture from the soil. These causes change in the water table and makes the soil sink.
What is Underpinning? How to identify if I need underpinning service?
Underpinning is the solution for subsidence. It means, a solid foundation which is installed below the ground level to provide support/strengthen the house or a building. It is also used to repair faulty foundations. Underpinning can be performed in case if you want to add additional stories to your existing structure or when the foundation of the house or building has been damaged. How much should be the minimum crack? A building needs underpinning its foundation when cracks are wider than ¼ inch and there are some signs of a faulty foundation, especially diagonal cracks. Foundation failures could also be considered as heaved foundations, cracked or buckled walls and cracked concrete floors. Underpinning is necessary for different reasons:  The first establishment/structure is basically not solid or sufficiently stable.  The use of the structure of the house has changed.  The properties of the dirt/soil supporting the house establishment/structure may have changed (conceivably through subsidence) or were misrepresented while planning the construction.  To expand the profundity or load limit of existing establishments to bolster the expansion of another story to the working (above or underneath grade).
What is Restumping? Why do I need restumping?
Restumping is also called as Re blocking or re-blocking or re blocking. As the name suggests, it is removing existing stumps and replacing or swapping or resetting new stumps under the house foundation. Reasons why sumps need replacement or why I need Restumping/re-blocking for my house?  If there is a soil movement, the house stumps start to sink in the soil.  If the existing stumps have been exposed to lot of moisture from very long time, the stumps start to get decay or rotted out. Does my house need Restumping and different signs to look out for?  Cracking of the interior brick walls of the house  If the floor of the house is uneven or soft or even bent.  Cracks on the exterior of the brick walls especially diagonal.  Doors and Windows of the house looks apart from the surrounding walls or they are tight to open and close.

It is always better to get the matter resolved before it is too late, because with less delay you can prevent huge money loss.
